Terms of Service

These Terms of Service (“Terms”) govern your use of aslisted.co and related services (“AsListed”, “we”, “us”). By browsing, creating an account, or posting anything, you agree to these Terms and to our Privacy Policy. If you don’t agree, don’t use AsListed.

You must be at least 18 years old, or the age of majority where you live, to create an account or post.

AsListed is an independent forum where guests share their own experiences of short-term rentals and hotels. We are not affiliated with, endorsed by, or acting for Airbnb, Vrbo, Booking.com, any hotel, or any host.

Reviews, ratings, photos, receipts, replies and other material posted by users (“User Content”) are created by those users. User Content belongs to, and is the sole responsibility of, the person who posted it. It does not reflect the views of AsListed, and we do not vouch for its accuracy.

AsListed is a provider of an interactive computer service under 47 U.S.C. § 230. Under that law, AsListed is not the publisher or speaker of information provided by another information content provider, and is not liable for User Content. We do not write, edit the substance of, or alter the meaning of User Content.

Actions we take in good faith to restrict access to material we consider objectionable, including removing content or accounts, do not make us the publisher or speaker of any User Content and do not create any obligation to monitor or remove other content.

When you post, you represent and warrant that:

• it describes your own, first-hand experience, and you believe it to be true;
• you took the photos and screenshots yourself or otherwise have the right to post them;
• you have removed or blurred other people’s names, phone numbers, email addresses, street addresses and other personal details;
• you are not a host, property manager, competitor, or anyone paid or rewarded to post about the property; and
• your content complies with these Terms and with applicable law.

You keep ownership of your content. You grant AsListed a worldwide, non-exclusive, royalty-free, perpetual, transferable and sublicensable license to host, store, reproduce, display, distribute and format it (for example, resizing photos) to operate, promote and improve AsListed. This license continues for content that remains public after you delete your account, as described in your settings.

Don’t post or do any of the following:

• doxxing: revealing anyone’s identity, home address, phone number, email, booking details, or other personal information;
• threats, harassment, or encouraging others to harass anyone, including hosts;
• statements you know are false, fake reviews, or reviews of places you didn’t stay;
• hate speech or content that demeans people based on a protected characteristic;
• sexual content, content involving minors, or graphic violence;
• spam, advertising, or attempts to manipulate ratings or rankings;
• material that infringes someone else’s intellectual property or privacy rights; or
• attempts to access accounts or systems you’re not authorized to use, or to scrape, overload, or disrupt AsListed.

We may review, refuse, remove, or restrict any content or account at any time, for any reason, including if we believe it breaks these Terms, without notice and without any obligation to do so. Some content, such as Retaliation Receipts, is reviewed before it’s published.

We do not edit the substance of reviews. A “Verified” badge means a moderator saw a document that appeared to show the reviewer stayed at the property. It is not a guarantee that a review is accurate.

AsListed does not offer host responses, host comments, or a way for hosts to flag reviews for removal because they disagree with them. This protects guests from retaliation and identification. Hosts with a legal concern about specific content can use the notice process below.

If you believe content on AsListed infringes your copyright, send a notice under the Digital Millennium Copyright Act to legal@aslisted.co that includes: your signature; identification of the copyrighted work; the URL of the material; your contact information; a statement that you have a good-faith belief the use is not authorized; and a statement, under penalty of perjury, that your notice is accurate and you are authorized to act for the owner. We respond to valid notices and may terminate repeat infringers.

For other legal concerns about specific content, including claims that content is unlawful, email legal@aslisted.co with the URL and a detailed explanation. We review notices in good faith but are not obligated to remove content that does not violate these Terms or the law.

AsListed and all content on it are provided “as is” and “as available”, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, title, and non-infringement. User Content is opinion and personal experience. Do your own research before booking, and don’t rely on AsListed for safety, legal, or financial decisions.

To the fullest extent permitted by law, AsListed and its owners, operators, employees and contributors are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of profits, revenue, bookings, data, or goodwill, arising from or related to your use of AsListed or any User Content, even if advised of the possibility of such damages.

Our total liability for any claim related to AsListed will not exceed the greater of the amount you paid us in the twelve months before the claim, or US $50. Some jurisdictions don’t allow certain limitations; in those places, these limits apply to the maximum extent allowed.

You agree to defend, indemnify and hold harmless AsListed and its owners, operators and contributors from any claims, damages, liabilities, losses, costs and expenses (including reasonable attorneys’ fees) arising from your content, your use of AsListed, or your violation of these Terms or anyone’s rights.

You sign in with a one-time email link. Keep access to your email secure; you’re responsible for activity on your account. You can delete your account at any time from Settings & privacy. We may suspend or end accounts that break these Terms.

Optional contributions (“tips”) are voluntary gifts to support development, are non-refundable, and don’t buy any influence over content or rankings.

These Terms are governed by the laws of the State of [State], without regard to conflict-of-law rules. Any dispute arising from these Terms or AsListed will be brought exclusively in the state or federal courts located in [County], [State], and you consent to their jurisdiction. Nothing here limits rights you have under laws that can’t be waived.

We may update these Terms. If changes are material, we’ll update the date above and, where appropriate, give notice on the site. Continuing to use AsListed after changes means you accept them. If any part of these Terms is unenforceable, the rest stays in effect.
